Commercial Real Estate Brokerage Tenant Representation & Consulting Services

West Basin Municipal Water District (West Basin) is seeking proposals from qualified and licensed commercial real estate brokerage firms ("vendors") with experience in providing commercial real estate brokerage and advisory services related to large-scale commercial leasing and purchase transactions. The selected vendor will be retained to represent West Basin in its pursuit of approximately 30,000 usable square feet of office space to house its headquarters. West Basin is considering both purchase and lease options. For contracting purposes, however, the initial contract will be for two (2) years, with an option to renew for an additional one (1) year term.

West Basin is considering relocating its District headquarters from its current location at 17140 S. Avalon Blvd, Carson to a suitable location within its District’s service area, preferably Class A or B office space. A scope of service is provided in Attachment A. West Basin expects that any compensation for the scope of services provided in Attachment A will be the commission paid by a third-party building owner or leasing agent and will be contingent upon the close of the subject real estate transaction. Bidder will be expected to disclose in its submittal any non-commission fees or compensation Bidder expects to receive from West Basin and to provide an explanation of applicable circumstances to these fees or commission.
