SECTION 01 10 00
SUMMARY OF WORK
PART 1 GENERAL
1.01 GENERAL PROVISIONS
A. Drawings and general provisions of the Contract, including General and
Supplementary Conditions and Division 01 Specification Sections, apply to this
Section.
B. Coordinate work with that of all other trades impacted by the work of this Section.
Cooperate with such trades to facilitate the steady progress of all work under the
Contract.
1.02 DESCRIPTION OF WORK
A. In general, the Contractor shall supply all labor, equipment, temporary protection,
tools, and appliances necessary for the proper completion of the work as required in
the Specifications, in accordance with good construction practice, and as required by
the materials manufacturer, as amended.
B. Supply all necessary chutes, disposal facilities, transportation, and labor necessary
to dispose of all demolished materials, dirt, and debris off-site in a legal dumping area.
Each Contractor and sub-contractor shall obtain all permits necessary to transport
and dispose of all materials, rubbish, and debris impacted by their scope of work.
C. Provide and maintain temporary protection of all building components designated to
remain or new components installed throughout the duration of construction. Supply
all shoring and protection necessary to protect the building areas, building systems,
and landscaped areas.
D. Provide temporary weather and security protection upon removal of the existing
concrete structure.
E. Coordinate site and building access and the scheduling and completion of all Work
with the Owner.
F. Remove and dispose of existing steel railings designated for replacement.
G. Remove and dispose of the existing concrete/masonry wall designated for
replacement, including brick masonry veneer, wall ties, concrete masonry unit
(CMU), and cast-in-place concrete wall.
H. Temporarily remove, tag, and store granite caps for reinstallation.
I. Remove and dispose of the existing concrete ramp slab designated for replacement,
including sealant joints along the extents of the ramp.
J. Remove and dispose of the existing concrete sidewalk topping slab and
waterproofing membrane and structural concrete sidewalk structural slab, as well as
penetrations including the existing access hatch and vent pipes.

K. Remove and dispose of existing corroded steel beams designated for replacement
and where indicated in the Contract Drawings.
L. Remove and replace earthwork and associated components at locations and as
indicated in the Contract Documents.
M. Install new cast-in-place concrete ramp as shown on the Contract Drawings.
N. Install new cast-in-place concrete sidewalk as shown on the Contract Drawings.
O. Install new steel beams at locations indicated on the Contract Drawings.
P. Install new cast-in-place concrete retaining wall at locations and as indicated in the
Contract Drawings.
Q. Perform masonry repairs on the exterior wall of the building as indicated in the
Contract Documents.
R. Furnish and install new waterproofing assembly as indicated in the Contract
Documents.
S. Install new weather barrier over the vertical surface of the new cast-in-place concrete
retaining wall as indicated in the Contract Documents.
T. Install new brick masonry veneer system, including brick masonry and masonry ties,
as indicated in the Contract Documents.
U. Install throughwall flashing at the brick masonry rising wall at locations and as
indicated in the Contract Documents.
V. Install surface mounted counter flashing as indicated in the Contract Documents.
W. Install new sheet metal cap flashing as indicated in the Contract Documents.
X. Reinstall granite capstones as indicated in the Contract Documents.
Y. Install new granite capstones as indicated in the Contract Documents.
Z. Install new railings as indicated as indicated in the Contract Documents.
AA. Provide temporary mechanical, fire suppression system and electrical
disconnections/connections as required to complete the work.
BB. Remove and dispose of existing electrical, mechanical, and plumbing pipes/ conduits
where indicated in the Contract Drawings.
CC. Repair grassed areas as indicated in the Contract Documents.
DD. Complete all associated work in accordance with these project specifications.
EE. Clean and restore all areas impacted by the work.
1.03 EMERGENCY RESPONSE
A. The Contractor shall provide the Owner with after-hours (twenty-four hours [24 hrs.])
emergency response telephone numbers of the Contractor's Superintendent and
Foreman.

B. The Contractor must respond to emergency situations or calls within two hours
(2 hrs.).
1.04 PROJECT CONDITIONS
A. Contractor to coordinate and strictly follow the Owner's requirements for construction,
including interior access and protection requirements. Contractor to obtain a copy
from the Owner.
B. The building will be occupied during the construction period. The Contractor shall
take all necessary precautions, including temporary access ramps, tenting,
barricades, and de humidification as required to minimize disruption to the building,
site occupants, and users during the course of the work hereunder. No loud noise,
loud radios, etc. will be allowed on the job site(s). The Contractor's full agreement
and cooperation in this regard are essential elements to the successful performance
of the work under this Contract. The Owner shall have the right at his/her sole
discretion to require removal of any of the Contractor's employees, Subcontractors,
agents, or personnel that are found in violation of standards of conduct.
C. The Contractor will be required to provide their own fall arrest system as required to
access and work on the building, as no arrest systems are currently in place.
D. Provide walk through overhead protection where work areas are above doors,
walkways, or sidewalks in accordance with OSHA.
E. The Contractor shall comply with all requirements of the Owner regarding temporary
protection, staging, and use of the site.
F. All existing items including windows, doors, building, plant life, and site features,
including but not limited to, pavement, lawns, sidewalks, frames, glazing, flashings,
sealants, and trim shall be protected from the effects of all new work. Any damages
to existing to remain items resulting from construction will be repaired/replaced by the
Contractor at no additional cost to the Owner.
G. All temporary protection shall be properly secured and able to withstand all perils of
weather and use. The contractor to protect the building and grounds.
H. The Contractor shall supply, install and maintain all barriers; protection or warning
lines; lights and lighting; and personnel as required to support the structure, fixtures
and facilities affected by the work, and to segregate the work area(s) from pedestrian
and/or vehicular traffic, as applicable, as well as to prevent damage to the building,
its occupants and the surrounding site elements as required. All applicable OSHA
and D.L.I. requirement shall be strictly followed by the Contractor at all times during
the performance of the work under this Contract. Refer to Section 01 50 00 -
Temporary Facilities for additional information.
I. The Contractor shall schedule and execute all work without exposing the interior of
the buildings to the effects of weather. Protect the buildings and their occupants and
users against such risks, at all times during the course of the work hereunder. All
work/weather related damage shall be repaired/replaced to the satisfaction of the
Owner at no additional cost to the Owner.

J. The Contractor shall conform to all requirements of this Specification as well as those
of all manufacturers of materials used in performing the work hereunder.
K. All materials and workmanship shall be of the best quality and the highest standard
of construction practice. Refer to the requirements of materials manufacturers and
the specifications for handling and installation of all materials used in the work under
this Contract.
L. Protect the buildings and site and any other areas not included in the scope of work.
The Contractor shall replace or repair all damage to the buildings or site elements
because of the performance of the work hereunder to the satisfaction of the Owner
at no additional cost to the Owner.
M. Supply all labor, vacuums, tools, appliances, shoring, supports, or other items
required to properly support, elevate, and protect fixtures, equipment, and facilities
affected by the work and to properly install the work.
N. At the end of each workday, the Contractor shall confirm and make the site safe and
secure to all public access to the building's interior.
O. The Contractor shall notify the Owner a minimum of seventy-two hours (72 hrs.) in
advance of doing any interior work so that the Owner may provide entry into the
required areas.
P. Remove only as much existing construction as can be completely replaced or made
weathertight and stable by the end of each workday including all flashing work. Install
temporary barriers during all work breaks as required to protect the public and the
work.
Q. A disposal plan, materials delivery, and storage plan shall be submitted by the
Contractor (for Owner and Engineer review and approval) outlining all methods and
techniques to be used in the transportation, storage and delivery of debris and
materials at the site.
R. Supply all necessary disposal facilities, transportation, and labor in connection
therewith as necessary to legally dispose of all demolished materials, dirt, and debris
off-site. The Contractor shall obtain all permits required to transport and dispose of
all materials rubbish and debris in strict compliance with all legal requirements.
S. Any open ducts, grills, thermostats, electric boxes or similar fixtures and/or items
which could be soiled or adversely affected by the work shall be masked, protected,
and cleaned as necessary by the Contractor at no additional cost to the Owner.
T. Provide an adequate number of skilled workers who are trained and experienced in
the necessary crafts and are completely familiar with the specified requirements and
the methods needed for proper performance of the work of each trade.
U. The Contractor shall cooperate, coordinate, and work in harmony with all Contractors
working at the site during the course of work hereunder.
V. Upon completion of the work, all temporary protection installed by the Contractor shall
be removed and areas shall be cleaned to the satisfaction of the Owner.

1.05 SPECIAL PROJECT CONDITIONS
A. The Contractor is hereby made aware that the sealant joints between the brick
masonry and stone along the ramp, and the sealant at the cracked brick masonry
along the exterior of the building, have been found to contain asbestos. Asbestos
containing materials shall be removed in accordance with State and Federal
regulations. Refer to Appendix A - Hazardous Materials Inspection Report, for
additional information.
B. This building is listed on the National Register of Historic Places. The contractor is
to perform brick masonry veneer rebuild and related accessory construction in
accordance with the Contract Documents. Any deviations from the Contract
Documents are to be reviewed with the Owner and Engineer.
1.06 PRE-CONSTRUCTION CONFERENCE
A. A Pre-Construction Conference will be held with the Owner, Designer, Contractor,
sub-contractor(s), and all involved trades to discuss all aspects of the project. The
Contractor's foreman or field representative will attend this Conference. The
Conference will not be held until all Shop Drawings and submittals have been
received and reviewed by the Owner and the Designer.
B. The foreman and/or superintendent must be able to effectively communicate in
English (both written and spoken) and shall be on site at all times while work is being
performed.
C. Delivery of materials and commencement of construction shall not proceed until the
preconstruction conference is held. Delays in obtaining a complete set of submittals
shall not extend the contracted completion date.
1.07 CONSTRUCTION SCHEDULE
A. The Contractor shall be responsible for coordinating and scheduling all applicable
trades, as well as the erection of all staging, delivery of materials and disposal of
existing materials scheduled to be removed within the time constraints established in
the Contract.
1. Mobilization Start June 22, 2026
2. Substantial Completion September 11, 2026
3. Final Completion September 30, 2026
B. The Contractor will be allowed to work at the project site between the hours of
7:00 AM and 5:00 PM, local time, Monday through Friday, and must also coordinate
with the Owner and Lowell Memorial Auditorium to accommodate events at the
venue. No other work hours are being considered at this time. The Owner reserves
the right to disapprove or suspend a request to work outside of normal working hours.
The cost of providing building maintenance personnel on site for weekend work,
should they be deemed necessary, shall be borne by the Contractor if weekend work
is allowed and performed.
C. The Owner shall review the Contractor's Construction Schedule prior to the start of
any work. The Contractor's work schedule shall clearly define the location and type
of work to be performed each day during the Contract such that the Owner can
