1.0 Introduction
1.1 BUILDING INFORMATION
Jensen Hughes has prepared this report to summarize the general code requirements applicable to the proposed
addition to the Tashua Knolls Country Club – Golf Course Maintenance Building at 40 Tashua Knolls Ln, Trumbull,
CT 06611. The existing maintenance building is a wood framed, unprotected building of Type VB construction per
Connecticut State Building Code with the addition maintaining the same construction. There are currently no fire
rated components or any fire alarm/suppression systems within the existing building.
The existing maintenance garage measures 60’ by 24’-4” (1,462 square feet); containing a single egress door and
three (3) overhead doors. The proposed garage addition measures 60’ by 24’ (1,440 square feet); containing a
single egress door and two (2) overhead doors. The existing egress door for the maintenance garage will connect
to the new addition.
1.2 REFERENCED CODES/STANDARDS
The following codes are applicable to the Project:
+ Connecticut State Building Code (CSBC), which adopts and amends the International Building Code (IBC –
2021 Edition);
+ Connecticut State Existing Building Code (CSEBC), which adopts and amends the International Existing
Building Code (IEBC – 2021 Edition);
+ Connecticut State Fire Safety Code (CSFSC), which adopts and aments the following standards:

2.0 Code Development
The following sections outline the state requirements for the building, storage within, and the overall protection
requirements.
2.1 BUILDING CLASSIFICATION
The project includes an addition to an existing single-story shed to serve the Tashua Knolls Country Club. The
proposed garage will store golf carts, fertilizer, and other maintenance related equipment/materials for the
management of the golf course. No refueling or repair operations are expected to occur within the garage, only
storage will occur. Buildings in which combustible materials are stored and that burn easily shall be classified as
a Group S-1 occupancy (CSBC §311.2).
Every new and existing building should comply with the CSFPC, CSFSC, and CSBC (CSFPC §10.1.2). All existing
buildings should comply with Part IV of the CSFSC (CSFPC §A.10.1.2).
2.2 EXISTING BUILDING COMPLIANCE
This section summarizes the requirements applicable to the project’s addition with regard to the CSEBC. An
“addition”, according to the CSEBC Definitions chapter, is an extension in the floor area, number of stories or
height of a building or structure. “Alteration” refers to any construction or renovation to an existing structure other
than repair or addition.
The provisions of the CSEBC apply to repair, alteration, change of occupancy, addition, and relocation of existing
buildings, regardless of occupancy (CSEBC §101.2). Such repair, alteration, change of occupancy, addition, and
relocation of an existing building should comply with one (1) of the following methods not in combination with each
other selected by the applicant (CSEBC §301.1): Prescriptive Compliance Method, Work Area Compliance
Method, Performance Compliance Method, and Compliance Alternative Method. The Work Area Compliance
Method has been selected for the proposed renovations. All repairs, alterations, and additions should
comply with the applicable requirements of Chapter 3 and Chapters 7 through 11 of the CSEBC.
2.2.1 Classification of Project Work
Based on our understanding of the goals of the project, the project may involve the following classifications of
work, by type, according to the Work Area Compliance Method of CSEBC Chapter 5. A table found below

2.2.2 Alteration – Level 1
Level 1 alterations include the removal and replacement or the covering of existing materials, elements, equipment
or fixtures using new materials, elements, equipment or fixtures that serve the same purpose.
Newly installed interior wall and ceiling finishes shall comply with Chapter 8 of the CSBC (CSEBC §702.1).
New interior floor finish, including new carpeting used as an interior floor finish material, shall comply with Section
804 of the CSBC (CSEBC §702.2). New interior trim materials shall comply with Section 806 of the CSBC (CSEBC
§702.3).
New work should comply with the materials and methods requirements in the CSBC, CSECC (International Energy
Conservation Code – IECC, 2021 Edition), CSMC (International Mechanical Code – IMC, 2021 Edition), and
CSPC (International Plumbing Code – IPC, 2021 Edition), as applicable to the work (CSEBC §702.7).
Alterations must be done in a manner that maintains the level of fire protection currently provided (CSEBC §703.1).
