PUBLIC WORKS FABRIC BUILDING STRUCTURE
INVITATION TO BID
The Town of Derry, New Hampshire, herein after called the Town, is soliciting Bids for the design
and construction of a fabric/steel building to be located at 43 Transfer Lane, Derry, New
Hampshire. The purpose of the building is to provide cover for three (3) transfer station trailers
during inclement weather.
The proposed structure shall be approximately 40'-0" x 80'-0". Inside clear height shall be a
minimum of 16'-0". Site work shall be by the Town of Derry. No plumbing, electrical or
mechanical work is required.
Lump sum bids are to be sealed in an envelope and marked "Bid Documents - Derry Public
Works Fabric Building Structure", and will be received until 10:00 AM, local time, Friday August
28, 2026, at the offices of the Town of Derry at 14 Manning Street, Second Floor, Derry, New
Hampshire, 03038.
No Bid Bond or Bid security will be required.
The Town hereby notifies all bidders that in regard to any contract entered into pursuant to this
Invitation to Bid, advertisement or solicitation, minority business enterprises will be afforded full
opportunity to submit bids in response, and will not be subject to discrimination on the basis of
race, color, sex or national origin in consideration for an award.
No bid may be withdrawn for a period of thirty (30) days, excluding Saturdays, Sundays, and legal
holidays, after the date of opening bids.
A Performance Bond will be required of the successful bidder.
The Town reserves the right to reject any or all bids or to waive any informality in the proposal
form, if it be in the public interest to do so.
The successful Bidder will be expected to execute the Standard Form of Agreement, AIA
Document A101 Between Owner and Contractor.

PROPOSAL CRITERIA
1. One (1) copy of the Proposal from each Design/Build Team/Firm must be delivered to the
Town of Derry, 14 Manning Street, Second Floor, Derry, New Hampshire 03038 by 10:00 AM,
local time Friday August 28, 2026, and shall be in a sealed envelope and marked:
"Bid Documents - Derry Public Works Fabric Building Structure"
2. The Proposals will be opened and read aloud on the due date.
3. Proposals must include:
* Firm experience and sample projects. * Project schedule
* Overview of the proposed building type and materials * Lump sum cost

SCOPE OF WORK
GENERAL REQUIREMENTS
1 . General: Provide Design and Construction Services for a new fabric building structure at 43
Transfer Lane, Derry, New Hampshire meeting the following requirements:
* Approximately 40'-0" x 80'-0".
* Inside clear height at the eave shall be a minimum of 14'-0" above finish floor.
* One end shall be completely open or shall provide at a minimum for a 36'-0" wide x 14'-0" high
opening.
Note: The intent of the structure is to permit the storage of up to three (3) tandem axel live
floor trash trailers side by side. The dimensions of each trailer is eight feet- 6 inches (8'-6")
wide by forty-eight (48) feet long x thirteen feet-4 inches (13'-4") in height. The structure is
to be sized to allow the room around each trailer for access for visual inspection.
2. Design Services: Provide complete architectural and structural drawings, computations,
specifications and construction administration services for the proposed facility sealed by a
design professional licensed in the State of New Hampshire.
3. Codes and Standards: The engineering and construction work shall be performed in
accordance with all local, state and national authorities having jurisdiction and complying with all
applicable codes, including, but not limited to:
* Local Zoning, Planning and Health Boards
* The International Building Code
* The NFPA 101 Life Safety Code
* Fabric shall be ttranslucent white, flame retardant, PVC fabric with polyester scrim, or equal,
meeting the State of NH Fire Marshall Code and NFPA 701 standards.
4. Permits: The Design/Builder shall secure necessary building permits. The building permit fee
shall be waived by the Town of Derry.
5. Quality Control: The Town of Derry may employ and pay for the services of an Independent
Testing Laboratory to perform compaction testing and concrete testing.
6. Insurance: The contractor shall include and itemize in his bid the cost of insurance and taxes,
included but not limited to the following:
* Statutory Workmen's Compensation.
* Contractor's comprehensive general and automobile liability insurance with the following
minimum limits:
o $1,000,000 single limit on an occurrence and aggregate basis.
o $5,000,000 umbrella liability in the aggregate.
7. Site Access: During the construction period, the Design/Builder shall have full access and use
of the site area for construction operations. The use of the site is limited only by the Owner's right
to perform work or to retain other contractors on portions of the Project. Access to the building
site will be via the Transfer Station road with weekend traffic to the Transfer Station very heavy on
Saturdays. Therefore the Contractor's access during that time will be limited with no deliveries of
materials or similar access to the building site permitted.
8. Structure: The building is assumed to be a pre-engineered structure and shall meet local
codes and standards for structural loading. Steel or wood structures shall be considered. All
proposals shall clearly indicate the methods used to protect structural members from corrosion
due to salt and moisture.
9. Warranty: Contractor shall warrant all work for a minimum period of one (1) year from
substantial completion. Structures with a membrane (fabric) roof shall have a warranty of no less
than 15 years. Structures with a shingle roof must have a shingle warranty of no less than 15
years. Structures with a metal panel roof must have a material warranty of no less than 15 years.
10. Schedule: A written schedule shall accompany each bid.
SITE WORK
1. The Town of Derry shall be responsible for all site work.
CONCRETE
1. The work includes all labor and materials necessary to provide and install cast-in-place
concrete footings and foundations to support the building loads.
* Formwork as required for a complete project.
* Reinforcing as required for structural design - all reinforcing shall be epoxy coated.
* Perimeter Footings - 3,000 psi, assumed 3,000 psf soil bearing capacity
MECHANICAL
1, No fire protection, plumbing of HVAC work is required.
ELECTRICAL
1. No electrical work is required.
