1. The following changes to the above-cited solicitation are hereby made:
The date for receipt of bids is hereby extended to Tuesday, July 27, 2021, at 2:30 p.m.
2. Include attached form in your bid “CONFLICT OF INTEREST STATEMENT”.
3. Report attached; Limited Roof Asbestos Bulk Sampling Survey Report.
4. Questions asked via e-mail bids@parkcitycommunities.org:
Q1. I would like to inquire about the P.T. Barnum Building 8 Fire Restoration that is out
to bid on July 15 at 3 PM. Is the bid date and time still the same? Is there a cost estimate?
A1. The Bid Date and Time has been extended, please see new bid due date and time
above. There is no publicized cost estimate.
Q2. Concerning the roof repair – the ROOF FRAMING PLAN (S1) clearly shows new
roof trusses across the entirety of the roof whereas the Demolition plan (Roof Plan A003)
shows only the roof on the right side of the building as marked by D10. Please confirm
that new roof trusses are only required for a portion of the roof and please provide a
revised structural drawing for the work to be accurately priced.
A2. Base Bid includes new roof trusses and roof decking across the entirety of the roof.
ADD the following to Specification Section 012300 “Alternates”:
A. DEDUCT ALTERNATE NO. 7: Roof Structure: Deduct from the Base Bid
the Provision of 50% of new roof framing and decking per Roof Plan A003, as
indicated on the Drawings and in the Project Manual.
Q3. Regarding Aluminum windows 085113, 2.2, I, Windborne-Debris Resistance. We
have been in contact with all the manufacturers listed under section 2.1. They have all
responded that they do not make a product that meets the performance spec set forth

which also has been designed, tested and certified to meet Windborne-Debris Resistance
ASTM E 1886 & 1996. Please confirm that windborne-debris resistance is not required or
provide a basis-of-design product by model, make and manufacturer that is available.
A3. Response to be forthcoming.
Q4. Please confirm that the General Contractor will not need to provide Builder’s Risk
Insurance
A4. General Contractor WILL need to provide Builder’s Risk Insurance.
Q5. Concerning ALTERNATE 2: The hazardous materials survey on page 5 of spec.
section 028213, ASBESTOS ABATEMENT states the estimated amount of ACM is
7000 sq feet of existing roofing which remains across the entire old, flat roof deck. Can
we the bidders safely assume that the extent of the abatement is only where the roof
trusses are to be removed, as designated by note D10 on drawing A003, Demolition
Plans: Roof Plan? And that the Alternate would not include any abatement under roof
trusses that are existing to remain?
A5. Bidders CANNOT SAFELY ASSUME that the extent of the abatement is only
where the roof trusses are to be removed, as designated by note D10 on drawing A003,
Demolition Plans: Roof Plan. The Bidder must assume that abatement is under existing
trusses, as well as abatement outside of existing trusses.
Q6. Concerning Hazardous Building Materials Abatement: at the walk-through we were
assured that during previous renovations all hazardous materials were removed from the
apartment interiors. Further the hazardous material survey only includes a single item,
the old roofing which is not part of the Base Bid. If that is so, why are we being asked
for 20 unit prices for hazardous material abatement on the bid form? Unless a new survey
is to be released by addendum, there is no abatement included in the bid documents.
Please remove the unit prices that do not concern the roofing materials which may be
applicable for Alternate 2.
A6. Please provide Unit Prices as indicated in the Bid Form.
Q7. Spec. section 035413, Gypsum Cement Underlayment: please explain where this
material is used and in what capacity. If this is being used “as needed”, please consider
providing an allowance, either a dollar amount or a SF quantity, that the bidders can use
for the purposes of pricing.
A7. Gypsum Cement Underlayment is being used as a floor leveler under Resilient Sheet
Flooring, and Resilient Tile Flooring. There is NO sheet carpeting in the scope of work.
Provide Underlayment for Resilient Sheet Flooring and Resilient Tile Flooring per
specification section 035413 GYPSUM CEMENT UNDERLAYMENT at the rate of two
(2) 1/8-inch coats over entire floor.

Q8. Concerning DEMOLITION NOTES (A003):
a. note D7 tries to make the contractor responsible to replace damaged framing
which is hidden and could only be accessed once the soffit is removed. As that
would be a “found condition” it cannot be known nor calculated by a bidder.
Please consider providing an allowance, either a dollar amount or a LF
quantity, that the bidders can use for the purposes of pricing.
b. note D8 appears to make the contractor responsible to replace “substrate”
which is hidden and could only be accessed once the siding is removed. As
that would be a “found condition” it cannot be known nor calculated by a
bidder. Please consider providing an allowance, either a dollar amount or a LF
quantity, that the bidders can use for the purposes of pricing.
A8. ADD to Specification Section 012100 “Allowances”:
C. Lump-Sum Allowance No. 3: Include Ten-thousand Dollars ($10,000) to replace
damaged fascia substrate with new fascia substrate, and to replace damaged wood
framing with new wood framing, as specified in Section 061600 "Sheathing", and
Section 061000 "Rough Carpentry", and as shown on Drawings. Lump-Sum
Allowance for fascia substrate replacement may use any residual allowance not
used for wood framing replacement, and vice versa.
1. This allowance includes material cost, receiving, handling, and installation
and Contractor overhead and profit.
2. Coordinate quantity allowance adjustment with corresponding unit-price
requirements in Section 012200 "Unit Prices."
ADD the following to the list of Unit Prices on the Bid Form:
1. New Fascia Substrate (Wall Sheathing)

Q9. Spec. section 071326 Self-Adhering Sheet Waterproofing: Where is this product
being used? It is not noted in the drawings or pointed to in the sections.
A9. Self-Adhering Sheet Waterproofing is being used as a substrate to the Asphalt
Shingles on the roof. It is pointed to in Specification Section 073113 “Asphalt Shingles”,
paragraphs 1.2/A/2 and B/2, paragraph 2.3 “Underlayment Materials”, and paragraph 3.2
“Underlayment Installation”.
Q10. Construction note #4 on A221 states that new continuous stair handrails are to be
installed. So, for units for units like #201 and #202 we are removing and replacing the
wall-mounted wooden handrails, correct. But what about the stringer mounted balustered
guard rail on the open steel staircase like in unit #203? There in staircase 221 the note C4
points to the guard rail not the wall mounted rail. Please confirm the existing guard rail is
existing to remain and only the wall mounted rail is to be replaced.

A10. The existing stringer mounted balustered guard rail is to remain. Replace only
wall-mounted railings.
Q11. Our project manual includes a spec for Sheet Carpeting, 096816, but we have no
Carpet on the finish schedule A900. Please confirm there is no carpet on this project.
A11. Delete specification section 096816 Sheet Carpeting. There is NO Sheet
Carpeting in the scope of work.
Q12. Masonry Repointing – Drawings do not specifically call out how much repointing
there is. We suggest giving a quantity and or lump sum allowance.
A12. ADD the following to Specification Section 012100 “Allowances”:
D. Quantity Allowance No. 4: Include 100 (one hundred) square feet of brick
masonry repointing, as specified in Section 040120.64 "Brick Masonry
Repointing", and as shown on Drawings.
1. This allowance includes material cost, receiving, handling, and installation
and Contractor overhead and profit.
2. Coordinate quantity allowance adjustment with corresponding unit-price
requirements in Section 012200 "Unit Prices."
E. Quantity Allowance No. 5: Include 300 (three hundred) square feet of brick
masonry cleaning, as specified in Section 042000 "Unit Masonry", and as shown
on Drawings.
3. This allowance includes material cost, receiving, handling, and installation
and Contractor overhead and profit.
4. Coordinate quantity allowance adjustment with corresponding unit-price
requirements in Section 012200 "Unit Prices."
Add the following to the list of Unit Prices on the Bid Form:
1. Brick Masonry Repointing

Q13. Plumbing schedule – Drawing P122, Plumbing keynote #1 states to disconnect
plumbing fixtures/Appliances and controls, remove, clean and stored for re-
installation. Drawing P901 unit plumbing schedule is calling for new fixtures and
Drawing A500 states that refrigerator, stove/hood and washer is by owner. Are we
installing all new? Please advise.
A13. Refrigerator, stove/hood are by Owner.

Q14. Hazmat Report? 028200 SELECTIVE HAZARDOUS BUILDING MATERIALS
ABATEMENT DEMOLITION only speaks about roofing material. Is there a hazmat
report that includes asbestos and mold?
A14. Yes, please see “Limited Roof Asbestos Bulk Sampling Survey Report for PT
Barnum Housing Complex – Building No. 8”, attached as part of this Addendum. (22
pages)
Q15. Doors & Hardware, Storm Door - Drawings do not indicate a storm door however
specification section 08113, 2.8 Accessories calls out one. Is there supposed to be screen
doors at exterior hollow metal doors? If there is, please attach a detail on door and how
it’s mounted on the hollow metal frame.
A15. Delete Storm Doors from Section 081113/2.8 Accessories. There are no existing
storm doors in the building, and new Storm Doors are NOT in the scope of work.
Q16. Drawings M000 calls for baseboard heaters to be removed, cleaned, and re-
used. There is also an existing finned tube radiation schedule, but is this really the
intent? It may be easier and cleaner to install new. Please Advise.
A16. As the Base Bid, the intent is to clean all existing finned tube elements and clean
and paint all existing covers and all existing end caps for reuse. Please see M001 and
M002 Plan Demolition Notes D4 and D5 and Construction Note 3 on M111, M112,
M121, M122, M131, M132.
Revisions to the Specifications: Specification Section 012300 “Alternates”, ADD the
following:
F. ADD ALTERNATE NO. 6: Replace Existing Finned Tube Radiation with New
Finned Tube Radiation: Add to the Base Bid the requirement to replace all existing
finned tube radiation, covers, end caps and associated manual thermostatic valves
with NEW finned tube radiation, covers, end caps and associated thermostatic
valves. Existing baseboard radiation schedule in M000, based on AJIT One Mec
and Gen Const Inc As-built drawings dated 7/25/1997, is included for reference
only. Verification of Final Quantity and locations of various length of finned tube,
covers, end caps and thermostatic valves shall be the responsibility of the installing
contractor.
5. Except as provided herein, the terms and conditions of the original solicitation
shall remain unchanged and in full force and effect.
