Two Pre- Bid Meetings were held at the Memphis Housing Authority Central Office in room 216
on Tuesday, July 20, 2021, and Tuesday, July 27, 2021, at 10:00 A.M. regarding Solicitation No.
CI 21 B 00617 for the Renovation of MHA High Rise Dwelling Units at Jefferson Square and
Venson Center, Memphis TN.

The following items were discussed in the Pre-Bid and are listed as follows:
KD instructed all attendees to sign the meeting attendance sheet.
KD: Welcome and Introductions
KD: Instructed attendees to sign the sign in sheet legibly.
KD instructed all attendees to hold questions till the end unless prompted for questions.
TC: Scope of Work overview by Allen and Hoshall. Scope of work includes high rise dwelling
units at Venson Center and Jefferson Square. Demolition has been completed in each dwelling
unit. Renovation work will involve repair/replacement of metal studs, drywall repair and/or
replacement, interior door replacement, the installation of new flooring, bathroom and kitchen
finishes, the changing of light switches and receptacles, etc.
NH explained the scope of work pertaining to the integrated fire alarm/nurse call system. State
Systems will come in and gut all fire alarm devices/call aids and will come back with surface
mounted raceways and devices after the installation of drywall.

CLARIFICATIONS:
1. MHA strives for 40 percent minority participation in all projects. We encourage the
tracking of this participation during the bidding process on the forms listed below.
a. MBE/WBE FORMS ARE ATTACHED.
b. COMPILED LIST OF MINORITY VENDORS IS ATTACHED.
2. Quarter-turn stop valves for sinks and toilets in all kitchens and in all bathrooms at
Jefferson Square and Venson Center shall be installed by the awarded contractor
for this scope of work. REFER TO SHEET A2.3
3. Contractor laydown/storage area has been designated per site. REFER TO
SHEETS A2.1 AND A3.1.
4. See SHEET A10.1 for Door Rating Requirements
5. See SHEET A3.1 for Jefferson Square exhaust cleaning requirements. Reference
Jefferson Square Mechanical Scope of Work Notes.
6. All elevators at Jefferson Square and Venson Center shall be protected. Wall and
floor coverings are required. Elevators shall be cleaned and free of dust, debris, etc.
after each use.
QUESTIONS FROM POTENTIAL BIDDERS:
1. Kelitia in bid CI-21-B-00606, Page A1.1 in the mechanical notes it states we were to
have in our price to clean ducts IN ALL DWELLING UNITS. Cleaning those ducts again
makes no sense. New CI-21-B-00617 Page A3.1 mechanical scope of work is calling for
the same work.
RESPONSE: PLEASE SEE THE CLARIFICATION ON SHEET A3-1. SEE NOTES
UNDER JEFFERSON MECHANICAL SCOPE OF WORK.
