Description

The U.S. Government is currently leasing administrative and maintenance space within Cedar Falls, IA, and is advertising for the right to award a lease for an Army Reserve Center and supporting facilities within the Cedar Falls, IA, metro area. The Government will consider leasing alternate space if economically advantageous to the Government. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocation of any existing facilities or equipment required to replicate the existing tenant improvements, telecommunication infrastructure, and non-productive agency downtime. All costs and materials affiliated to meet the requirements of the facility including any safety or security enhancements will be considered tenant improvements with no reimbursement from the Government upon completion of the construction. If awarded a lease for a new location, the Army Reserve would relocate immediately upon the lessor’s completion of any construction activities for all the spaces identified within this solicitation, with a start date commencing upon acceptance of the space by the Government.



The required facility will contain approximately 22,000 Sq Ft of office, training and warehouse space. The surrounding site will require approximately 30,000 Sq Ft of fenced parking for secure storage of government and military vehicles deemed appropriate. The appropriate site will need to allow for sole occupancy by the Government and to be considered, it must be within a 50 Mile Radius of the Cedar Falls, IA, City Hall.



All real estate taxes, insurance and utilities must be included in the rent bid and will be included within the lease. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. The Lease terms will be for one (1) year with an option to extend for up to four (4) additional 1-year terms and the lessor will be required to agree to lease termination rights along with the use of a government lease form with no changes to the standard language, clauses, or conditions within the lease as designated by the Government.



Expressions of interest should include building name and address, location of space within the building, rentable Sq Ft offered, a site plan and floor plan for the offered building.
