	Project Description:	The work under this contract consists of the restoration of the clay tile roof, replacement of the existing membrane (flat) roofs, and re-plumbing drain lines. All work shown in the drawings and specifications is required unless noted otherwise. Any work appearing to not comply with governing codes shall be brought to the Architect’s attention immediately. This is the second in a multi-phase project with phase I work recently completed. Phase III may commence prior to completing Phase II. The Owner reserves the right to bid future phases out as independent projects, or incorporate portions of future Work into this contract. First and second floor tenant build-outs are not included in this project work, however, through the course of the project the Owner may sign a lease allowing a tenant build-out to commence prior to completion of this phase. The Contractor shall notify the Architect and Owner of the project schedule before the date they intend to commence work. The building is currently unoccupied. The work will occur within the Mississippi River floodway and the project has been reviewed by the Wisconsin State Historical Society, Historic Preservation Division. Construction administration services will be provided by Zettler Design Studio, LLC
