The Facilities Management Department (FAC) of Johnson County KS is requesting competitive sealed proposals and qualifications for IFB# 2023-023 Generator Maintenance and Repairs. The Johnson County Facilities Management Department maintains a diverse portfolio of properties from which services are provided to County Residents and public. The facilities total approximately 2.8 million square feet in over 78 buildings and structures. The primary goal for Johnson County Facilities Management is to create and sustain safe, innovative environments and deliver high quality services to support a productive County government and community. The awarded provider(s) for this IFB shall be united with the FAC department in working toward this goal. Contracts resulting from this IFB will be for varied individual projects valued below one hundred thousand dollars ($100,000) during the contract term. Projects valued above one hundred thousand dollars ($100,000) will be solicited separately.

1. Will a performance bond be required for this bid in the spec it says it maybe required.
2. What type of load bank will be will be required? the spec says NFPA 110 this could be either a 2 or 4 hour loadbank and will this be a yearly loadbank?
3. Can a site visit be done on the generators or at least on the generators 500 KW and above.
4.Can I get a list of generators that will need fuel polishing and the gallons of the fuel tank size. Or if you would like a itemized price not included in bid could be provided.
Answer
1. No, a performance or statutory bond will not be required at this time.

2. Please use a two-hour load test as standard on the preventative maintenance line items. We have separate line item pricing if a four-hour is requested on the updated bid form attached.

3. A site visit will not be scheduled at this time. Please use the information on the bid sheet to look-up each generators specifications.

4. Exhibit B - Addendum 1 states that all diesel generators will need fuel polishing every three years. The bid form states what type of fuel each generator uses. All but three generators are diesel. The others are natural gas. Please do not add fuel polishing in your bid for the preventive maintenance section. Use the line item pricing to enter your fuel polishing amount. This is cost per gallon/100 gallons.
