NEW RESIDENCE HALL ON UNIVERSITY’S BELKNAP CAMPUS
RP‐097‐19
SERVICES REQUESTED:
The University of Louisville seeks to procure Architect/Engineering (A/E) services for space programming and design of a new
Residence Hall on the University’s Belknap Campus. The selected Architect/Engineering Consultants will become a
responsible member of the University’s professional team for Programming, Design, Bid and Construction Administration,
helping to assure the project is completed within budget, on‐schedule and compliant with project program, university
standards and applicable building codes. A/E Consultant teams seeking to provide services should have current,
demonstrated specialized experience in programming, planning, designing, cost estimating and overseeing projects for this
building type, projects of similar scope and delivered utilizing “CMGC”. The initial A/E Agreement will be for space
programming, schematic design, design development, construction documents, bidding and construction administration for
a new 450 bed residence hall (Phase 1). Further the University reserves the option to extend A‐E services to include a possible
Phase II development for the similar space programming, schematic design, design development, construction documents,
bidding and construction administration for a second 450 bed new residence hall. Additionally A‐E services for both projects
will also include sub‐campus master planning and evaluation of the Central Plant and utility distribution capacities to support
the planned future development within the sub‐campus area.
PROJECT DESCRIPTION Phase 1:
This project will be staged to allow the continuing operation of existing housing (Miller and Threlkeld) during Phase 1
construction of the new residence halls. After completion and occupancy of Phase 1, Phase 2 will begin with the
demolition and start of construction of replacement facility for Threlkeld Hall. Upon completion of Phase 2, Miller will be
demolished.
The University’s new residence hall will accommodate approximately 450 beds in traditional‐style units, include
contemporary wet core bathroom configurations, and support student communities with a variety of floor common
spaces and two laundry rooms. The dedicated residential section of the building will be programmed to create smaller,
more appropriately sized communities within the larger building. Each community will include a Campus Housing staff
apartment and office with storage space. Common spaces will be located on the ground floor of the building, including a
large multi‐purpose room that can be divided into two smaller sections, a recreation lounge, a community kitchen,
conference rooms, and three small gathering rooms. The building will also have dedicated and auxiliary space for staff
members. This project will involve phased construction to allow the continuing operation of existing housing and student
services therein throughout the construction of the new residence halls.
