Synopsis:

PROJECT DESCRIPTIONA. The Stehekin Landing area of Lake Chelan National Recreation Area is located in Seismic Zone 3 (moderate/high seismicity) of the 1997 Uniform Building Code (UBC). In 2007, Wiss Janney Elstner Associates, Inc. structurally and seismically evaluated multiple buildings at the Stehekin Landing to determine if improvements were necessary to reach the Life-Safety Performance Level of the buildings. Based on their recommendations and schematic drawings, this project corrects identified structural and seismic deficiencies to improve two Stehekin structures as follows:1. Building 21: Kitchen and Restaurant - Remove the existing CMU chimney stack and install a new sheet metal stack with wood framed enclosure and cricket bracing.2. Building 24: Motel - Install plywood sheathing on segments of the existing longitudinal wood stud cripple walls in the plenum and add new transverse cripple walls with plywood sheathing within the plenum. Install new blocking, framing clips, and added nailing to create a load path through the existing plywood and soffit sheathing linking roof framing to the east wall. Install new blocking, framing anchors, and epoxy anchors to connect the chimney to the roof and second floor framing. Brace top and bottom of water heaters and install flexible connections for gas and water.B. A site visit is recommended prior to bidding to verify dimensions and confirm feasibility of deficiency recommendations.C. All work will be performed under a single contract, during time(s) of low visitation (e.g. before Memorial Day and/or after Labor Day, to be negotiated). Work shall be completed by November 15, 2008.

The NAICS code for this project is 236118 and the small business size standard is $31.0 million, average annual gross receipts for the past three years. PROJECT LOCATION: Stehekin is a remote community located 50 miles from Chelan, Washington, at the north end of Lake Chelan in central Washington. The Stehekin valley is isolated; the roads do not connect with any highway system. Stehekin is accessible from Chelan only by boat or barge; all materials and equipment will need to be barged. Within the Stehekin valley, the project area can be reached on roads suitable for hauling heavy equipment. Lodging and meal services are available on a limited basis.
