1st S.O.W - PR#44978 Y&Z; Buildings
The flashing at the roof edge and the roof membrane are falling, allowing water to saturate the structural cementitious fiber roof deck system, this is causing its deterioration. Deteriorated roof decking was observed at up too ten locations, ranging in size from ten to a hundred square feet each.
Contractor will remove the build-up roofing, flashing, and roof deck in the effected area and replace them with matching, compatible materials. Energy Star high reflectance and high emissivity, scrim-reinforced, thermoplastic polyolefin (TPO) .060" nominal thickness will be installed. Consideration should be given to replacing the entire built-up roofing and flashing system, and providing gutters and down spouts, in conjunction with repair of the deficiency. Repairs require 400 LF of flashing, 1000' SF roof decking, 300 LF gutters and 200 LF downspouts with 12 splash blocks.
2nd S.O.W - PR#44975 C Building
The built-up roof of the building leaks and has caused exterior wood soffit and interior ceiling damage in the past. The roof has undergone numerous repairs.
Contractor will remove existing BUR and rigid insulation and replace with single ply as follows: approximately 11,000 SF of R30 rigid insulation and with Energy Star high reflectance and high emissivity, scrim-reinforced, thermoplastic polyolefin (TPO) .060" nominal thickness. Provide tapered insulation to achieve positive slop to perimeter gutters. Remove and repair wood soffit (900 SF. Remove and replace all flashing and counter flashing in the affected areas (12"x200'). Replace gutters and down spouts on the southeast side of the building.
3rd S.O.W. - PR# 44976 O Building
The built-up roofs of the building over the activity room and the stage leak and have caused interior ceiling damage.
Contractor will remove existing BUR and rigid insulation in the two areas referenced above and replace with single ply as follows: approximately 1,500 SF over the stage and 4,300 SF over the activity area of R30 rigid insulation and with Energy Star high reflectance and high emissivity, scrim-reinforced, thermoplastic polyolefin (TPO) .060" nominal thickness. Provide tapered insulation to achieve positive slope to perimeter gutters. Remove and replace approximately 30 SF of acoustical tile. Remove and replace all flashing and counter-flashing in the affected area (12"x300').
