Description
WANTED TO LEASE
OFFICE SPACE TO THE U.S. GOVERNMENT
FBI requires approx. 18,666 square feet

The US General Services Administration (GSA) is seeking expressions of interest to lease modern quality office space in an office facility, with adjacent warehouse space and parking for 16 vehicles in Reno, Nevada.

NORTH:     McCarran Blvd.
SOUTH:     State Hwy 431/341
EAST:     Longley Lane/Double R Blvd/Double Diamond Parkway
WEST:     Lakeside Blvd/Thomas Creek Road

A minimum of 14,646 to a maximum of 16,110 ANSI/BOMA office area (previously usable) square feet and a minimum of 4,020 to a maximum of 4,422 warehouse space with a minimum of 16 surface on-site parking spaces are required.     The space must be fully serviced including all utilities, janitorial and snow removal services.     The office space must be contiguous, and not below the second floor, or on the top floor of the building.     The space must be in compliance with the Federal Government?s standards for Fire Safety and Handicapped Accessibility, along with local code, whichever is more stringent.     The space can be altered to meet the Government?s space requirements.

After an on-site survey of offered locations, the area of consideration may be revised to include only a smaller area.     This determination will depend upon our review of both the overall mission and the requirements of the agency and will be reflected in the subsequent Solicitation for Offers.     All parties expressing interest will be advised of this determination.     The successful Offeror will be required to provide proof of ownership of the building and the suitable site.     Offeror must provide all required services, utilities and maintenance over the life of a 15-year lease (10 years firm).     Occupancy is desired by October 2009.

The GSA will use tenant brokers to represent the Government in lease negotiations or transactions for this procurement.     Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
