The United States Government seeks to lease professional, fully serviced, office space in a quality building of sound and substantial construction. The space offered must consist of approximately 8,876 rentable square feet in Laurel, MS. The space should yield 7,719 ANSI/BOMA usable square feet. The office space must be contiguous space on one floor. Contiguous upper-floor space on one floor which has handicapped accessible elevator service is an acceptable alternative. Storage and multipurpose rooms may be located contiguous with the main office space; however, these rooms may be separated from the main office area by a public corridor. Elevator service must consist of a minimum of two accessible elevators. One of the accessible elevators may serve as a freight elevator. The space must have a maximum length to width ratio of 2 to 1, and it should have open areas where columns and other obstructions do not hinder the development of efficient space layouts and office workflow. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility.

A minimum of 39 spaces shall be made available at no cost or at reasonable commercial rates within a two-block radius of the proposed space. The proposed space must be located within the following delineated area of the City of Laurel, MS.

North Boundary: Bush Dairy Road (from Hwy 15 North to Audubon
East Boundary: Audubon Drive to 7th Avenue, East on West 5th Street, northeast on
Magnolia Street, east on 6th Street, southwest on Ellisville Blvd, northwest on Mason Street, southwest on south Magnolia Street to Adams Street
South Boundary: Adams Street onto Jefferson Street to 16th Avenue
West Boundary: 16th Avenue Highway 15 North to Bush Dairy Road

The proposed lease is for fifteen (15) years, ten (10) years firm. The space must be ready for occupancy no later than December 15, 2009.

Brokers or agents may represent the prospective landlord, but properties or proposals submitted must be accompanied by a written letter of authorization stating that the broker/agent is authorized to represent the property owner. If a vacant site is submitted for consideration as a proposed site for the construction of a building that meets the government s space requirement, a site plan or a plat map showing site dimensions and building footprint must be submitted. Interested parties may submit a formal letter of interest along with pertinent property information by the close of business on Wednesday, July 16, 2008 to the licensed broker identified below on behalf of the GSA. Please reference Project Number 8MS2020 on all correspondence.
