REQUIREMENT:
The United States Government (Government) is seeking expressions of interest from potential sources for office space in Westchester, Illinois. The Government is interested in leasing approximately 10,000 square feet of contiguous Class A office space in the City of Westchester, Illinois for use by the United States Department of Veteran s Affairs. The area of consideration/delineated area is as noted above. Please Note, only spaces located within the delineated area may be considered. The space must yield a minimum of 9,000 ANSI/BOMA occupiable (Formerly Useable) square feet of contiguous space, and should not exceed 9,800 ANSI/BOMA occupiable (Formerly Useable) square feet of contiguous space. The anticipated lease term is ten (10) years, five (5) firm as a fully serviced lease.

The building must be located in a prime commercial area with attractive, prestigious, professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The location should provide regularly scheduled (throughout the day) public transportation, WITHIN 600 FEET of the building entrance and employee parking within convenient walking distance of the offered building sufficient to cover commuting needs of employees and visitors on official business. Handicap parking ratios must meet or exceed all applicable local, state, and federal code. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. PLEASE NOTE, OCCUPANCY PREFERENCE WILL BE GIVEN TO BUILDINGS WITH SPACE OFFERED ON THE FIRST FLOOR, IF AVAILABLE.

AUTHORIZED CONTACTS:
In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.

EXPRESSIONS OF INTEREST MUST INCLUDE THE FOLLOWING INFORMATION:
1) Building name and address.
2) Legal description
3) One-eighth inch scale drawing of space offered.
4) Square footage offered.
5) Method of measurement used to determine rentable square feet.
6) Name, address, and telephone number of individual to be contacted.
7) Evidence of authority to represent the owner.

AUTHORIZED CONTACTS:
GSA will be representing the Government Tenant in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
