The United States Government seeks to lease office space consisting of approximately 2,070 rentable square feet in Los Angeles, California within the following delineated area: North - Wilshire Blvd.; South - El Segundo Blvd.; West - Centinella Avenue; East - Overland Avenue. The space should yield a minimum of 1,800 BOMA Office Area square feet with ample parking located on-site and/or within a two-block radius. Parking requirements are as follows: Minimum of 7 structured parking spaces shall be available at no cost, or at reasonable commercial rates, for visitors and employees. The proposed lease is for ten (10) years, five (5) years firm and should be fully serviced. Space must be ready for occupancy no later than October 1, 2009.
Street-level, contiguous (same floor) space is preferred. Contiguous upper-floor space on one floor is an acceptable alternative. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. All services, utilities and tenant improvements must be provided as part of the rental consideration.
