REQUIREMENT:
The United States Government seeks to lease for the Veterans Benefit Administration approximately 59,874 square feet rentable (RSF) to yield approximately 52,064 ANSI/BOMA square feet of contiguous office space in Lincoln, Nebraska along with 15 parking spaces.
Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained.
Regularly scheduled public transportation and/or employee parking within two blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within 1 mile, and other amenities such as retail shops, cleaners, banks, etc. should be available.
Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must fully meet the requirements of the Architectural Barriers Act Accessibility Standard (ABAAS), must be altered to meet the Government's requirement, and must be fully serviced. Building and space offered must conform to the seismic standards for new construction of the current edition of the International Conference of Building Officials' (ICBO) Uniform Building Code (UBC), the Building Officials and Code Administrators (BOCA) National Building Code, or the Southern Building Code Congress International (SBCCI) Standard Building Code. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos.
All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Adequate parking should be available within a 2-block radius. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. Occupancy is desired for JANUARY 1, 2010.

Term is for 15 years, 10 years firm.
