PROJECT LOCATION: Texas A&M; University, College Station, TX TOTAL BUDGET: $12,000,000 DEADLINES FOR QUALIFICATIONS SUBMISSION: June 5, 2008, 2:00 p.m. PRODUCT/SERVICE/ACTIVITY REQUESTED:The Texas A&M; University System (TAMUS) is soliciting Qualifications Submissions from qualified Architectural/Engineering (A/E) firms for preparation of the design for the YMCA Building Renovation, Texas A&M; University, College Station, Texas. The A/E will work with the User to develop budget estimates to reflect the budget at each step of the design process, develop schematic design, design development and produce construction documents, project schedules, perform bid and award services and certain construction administration services consistent with the Competitive Sealed Proposal construction delivery process as utilized by The Texas A&M; University System. REQUIREMENTS OF RESPONSE: The requirements for the Qualifications Submission and other information concerning this project and solicitation are set forth in a document entitled € Request For Qualifications For Architect/Engineering Professional Services € , YMCA Building Renovation attached to this solicitation. The Qualifications Submission should include the following information: 1) A statement of the Firm € s qualifications; 2) A list and description of related historical renovation and addition projects by the Firm and thoughts on the approach to the design; 3) Resumes of the Prime Firm and Primary Consultant € s key personnel who would be assigned to the project, including experience on related projects. THE TEXAS A&M; UNIVERSITY SYSTEM HISTORICALLY UNDERUTILIZED BUSINESS INITIATIVE is to involve qualified Historically Underutilized Businesses (HUBs) to the greatest extent feasible in the A&M; System € s construction contracting, professional services, and purchases, leases or rental of all supplies, materials, services, and equipment. Historically Underutilized Businesses shall be afforded every opportunity to participate in this construction project. The Texas A&M; University System has determined that subcontracting opportunities exist for this contract. Responses to this Qualifications solicitation are to include qualifications for the Prime A/E firm. In order to be considered to continue on to the shortlist interview selection process this Qualifications submittal must include a HUB Subcontracting Plan for all consultants assembled and proposed, to assist in the design services on this project. GENERAL DESCRIPTION OF PROJECT FACILITY: The Texas A&M; University System proposes that the Project A/E layout and design an entity harmonious with the best architectural design elements of the Texas A&M; University campus. It is desired that the YMCA Building, located at the intersection of Old Main Drive and Houston Street on the Texas A&M; University main campus in College Station, be seen by students, visitors and the University community as an important part of the overall University identity. Consideration should be given to the historic aspects of the existing building, the effect of the new elements on existing buildings as well as the functional relationships involved. Consequently, aesthetics design, material selection and other planning methods should be considered in order to achieve this concept. It is expected that the work of this program will result in renovating the west portion of the building, demolishing the east portion and replacing the demolished east portion with an addition. The renovation and addition of the YMCA Building is to primarily house VP Marketing and Communications, Dean of Faculty, Faculty Senate and Philosophy Department. The project includes administrative and faculty offices, and classrooms. In addition to office and classroom space, it is envisioned to recreate the Reading Room that existed in the front portion of the building € s first floor through historic effect. This room, bordered by two tiled fireplaces, was once a place for students to gather for conversation and informal meetings. It is envisioned that this space would once again serve as a lounge as well as a location for meetings and receptions. The addition east portion of the YMCA Building is also envisioned to have a moderately stately entrance from the academic side of campus to house the Dean of Faculties but not to overstate the existing west side main entrance. As a result of the renovation/addition, the YMCA Building will return to being a hub for student contact and involvement which will generate large numbers of student, staff and public use. At the same time, the university is preserving a campus landmark. SELECTION CRITERIA: Qualifications submittals will be used to develop a shortlist of 5 A/E teams for further consideration on this project. The criteria used to select the shortlist will be as set forth in the RFQ document attached to this solicitation.
