PROJECT LOCATION: Texas A&M; University € College Station, Texas TOTAL BUDGET: $ 35,563,000.00 SUBMITTAL DEADLINE/LOCATION; READ ALOUD INFORMATION: Responses to the Request for Proposals (RFP) for Construction Manager At Risk Services will be received by Mr. Vergel Gay, Managing Director, Facilities Planning and Construction, at The Texas A&M; University System Building, Facilities Planning and Construction Department, Office: AMSB 1162, 200 Technology Way, College Station, Texas 77845 until 2:00 p.m., January 17, 2008. After evaluation of the HUB Participation Plan. and Section 2.3 - Respondent € s Compliance Certification, Section 2.2, Respondent € s Pricing and Project Delivery Proposal will be publicly opened and the names of the proposers and the monetary proposals read aloud at 3:00 p.m., January 17, 2008 in the Texas A&M; University System Building General Assembly Room 1105D, A&M; System Building, 200 Technology Way, College Station, Texas. PRODUCT/SERVICE/ACTIVITY REQUIRED: Facilities Planning and Construction (FPC) is accepting proposals as part of a one step selection process to enter into a contract with a Construction Manager at Risk firm to provide pre-construction and construction services consistent with the CM at Risk construction delivery process as utilized by The Texas A&M; University System (TAMUS) for the University Apartments on the Texas A&M; University campus in College Station, Texas. This document provides information for interested parties to prepare and submit a response to the RFP for consideration by FPC and Texas A&M; University. GENERAL DESCRIPTION OF PROJECT FACILITY: The University Apartments-Texas A&M; University will consist of three-story garden apartments comprised of 252 rental units and include utility extensions, grading, storm drainage, driveways/parking, walkways, site lighting, landscaping and irrigation and other support features identified in the site feasibility study and by this project. Construction shall comply with all applicable codes and regulations including Texas Accessibility Standards (TAS) and NFPA Life Safety Code. The design shall also be developed in accordance with the requirements of the TAMU Campus Master Plan. TYPE OF CONSTRUCTION: Wood frame construction with face brick exterior walls with 3 € stone exterior wainscot, standing seam galvanized or colored metal roofing, hardy plank accents, stone or precast lintels, aluminum windows with low-e insulated glass, sunshades, concrete foundation over compacted select fill, asphalt parking, concrete drives and streets, site landscaping and lighting, concrete walks, other amenities. All work will be performed under one CM at Risk Contract. THE TEXAS A&M; UNIVERSITY SYSTEM HISTORICALLY UNDERUTILIZED BUSINESS INITIATIVE: It is the policy of the State of Texas and the A&M; System to encourage the use of Historically Underutilized Businesses (HUBs) in our prime contracts, subcontractors, and purchasing transactions. The goal of the HUB program is to promote equal access and equal opportunity in A&M; System contracting and purchasing. Subcontracting opportunities are not anticipated for this RFP for Pre Construction Services and therefore a HUB Subcontracting Plan (HSP) is NOT required; however each respondent is required to submit a HUB Participation Plan. Failure to submit a comprehensive, acceptable HUB Participation Plan will be considered a material failure to comply with the requirements of the RFP and will result in rejection of the response. If a subcontractor will be used to provide Pre Construction Services, the respondent WILL BE required to make a good faith effort and complete the State of Texas HSP. In the event that you determine you will be using a subcontractor for Pre Construction Services, please contact Don Barwick from the A&M; System € s HUB Office at (979) 458-6410 for assistance in determining available HUB subcontractors and proper completion of the HSP. IT IS THE RESPONSIBILITY OF THE INTERESTED VENDORS TO REGULARLY CHECK THE ESBD FOR ANY POSSIBLE ADDENDA TO THIS PROJECT.
