The United States Government seeks to lease office space of approximately 10,937 Rentable Square Feet (RSF) yielding 9,510 ANSI/BOMA Office Area Square Feet (OASF) in Plantation, FL, within the following Delineated Area:
North: Sunrise Blvd.
East: Florida s Turnpike
South: I-595
West: Flamingo Road
The proposed lease term is for ten (10) years, five (5) years firm. Contiguous space on one floor is required and first floor space is preferred; however, space on all floors will be considered. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. All services, utilities and tenant improvements must be provided as part of the rental consideration.
Space will be required in 2 blocks Block A will be 4,600 RSF/4,000 OASF and Block B will be 6,337 RSF/5,510 OASF. A minimum of 66 parking spaces are required (18 for staff; 41 for employees/visitors and 7 secured spaces for Government vehicles) must be located on site. Space must be ready for occupancy no later than November 1, 2009.
All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building s ownership. Sub-leases are not acceptable.
