DESCRIPTION: Riverview Hall Renovation. The Project renovates the existing three (3) floors of the building along with conversion of the attic floor into a mechanical equipment penthouse for the Communications Studies Department. Existing mechanical and electrical systems are being replaced with new systems tying into University's central steam, chiller, power distribution, communications, data, cable TV and security systems. In addition to the work on the building interior, exterior work includes masonry restoration, window replacement and exterior entrance and sidewalk replacement. Re-roofing and cupola replacement have been completed under previous contracts. The intent of the Construction Documents is to restore Riverview back to its original condition and character re-using existing/salvaged wood floors, doors/frames, trim, beadboard wainscot, chalkboards, cast Portland ceramic, etc. The original building construction is non-insulated exterior masonry bearing walls and interior masonry corridor bearing walls with lath and plaster finish coats. Interior non-bearing partition walls are typically clay tile with lath and plaster finish coats. First and Second Floor sub-floors are composite clay tile and concrete with a hard wood finish surface; the Attic is similar without the hardwood finished surface; and the Ground Floor is scored slab-on-grade concrete. The wood roof structure is framed with heavy dimension lumber rafters with timber posts and beams.
