AMOUNT: Approximately 200,000 usable square feet of leased area, to include approximately 187,000 usable square feet of warehouse space and 13,000 usable square feet of multi-purpose office space, and outside parking to accommodate up to 300 vehicles.
LOCATION: The U.S. Government intends to negotiate a sole source procurement for warehouse space identified specifically to meet the agency s mission requirements located at 5555 Rockwell Road in Winchester, KY. Government will consider alternate locations only if the Government finds that it is advantageous to do so, in consideration of any economic factors (relocation and tenant improvement) and mission-based factors.
REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. Offered property must accommodate growth of tenant and also have access to rail line and airstrip. Space must be ready for occupancy NO LATER THAN September 1, 2008.
TERM: The lease term is 3 years with 1 year firm term. Government may terminate in whole or part at any time after the first year with 60 days notice.

AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space. To submit a location for inspection, please contact the following office in writing by July 18, 2008.
