SEEKS TO LEASE OFFICE SPACE IN
AURORA, CO
STAR #: 8CO2002

The United States Government seeks to lease class A contiguous office space. The space offered must consist of approximately 11,730 rentable square feet in the Aurora, CO. The space should yield 10,200 ANSI/BOMA usable square feet. The Government is interested in considering alternate space only if it is economically advantageous. This economic determination will include the cost of move, alterations, internal material handling, internal operations, etc., when deciding whether it should relocate.

The Government will require nine (9) surface parking spaces.

The proposed space must be located within the following delineated area:

North: Smith Road

South: 45th Street

East: Chambers Blvd

West: Tower Road

The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced.

Space must be ready for occupancy no later than March 16, 2009.

The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized.

All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building s ownership.

Interested parties may submit pertinent information by the close of business on 4pm(MST): June 18, 2008
