Maplewood Nature Center

This is a multiple prime lump sum, base bid with no alternates contract: General Construction - Building; General Construction - Site; Mechanical Construction, Plumbing Construction and Electrical Construction.

The project includes, but is not limited to, the following:

GC-Building: Complete interior and exterior renovation of the existing ~4750 SF building at 107 Bridge View Drive (street address), including removal and replacement of the existing roof deck and roof, windows, doors, walls and all fixtures and finishes.

GC-Site: Paving, utilities, earthwork, walking paths, pond enhancements, landscape and naturalized plantings, signage, site furnishings and amenities.

Mechanical Construction: complete removal of the existing packaged rooftop HVAC units and interior PTAC units, and replacement by a geothermal water-to air heat pump system. The geothermal system includes six (6) wells at 500 ft. depth (one is a previously installed test well) and interconnecting horizontal piping between the wells and building. The new HVAC system includes controls, piping, ductwork, insulation and kitchen exhaust. The HVAC work will be in accordance with the NYSERDA Carbon Neutral/Net Zero program, NYS Clean Heat and Inflation Reduction Act.

Plumbing Construction: complete removal and replacement of the existing plumbing system including all fixtures, domestic water piping, storm piping, and sanitary/waste piping. As the renovated building will be carbon neutral, the natural gas piping will be removed and not replace. Coordination with RGE for disconnection and abandonment of the natural gas service is required.

Electrical Construction: complete removal of the existing system including an overhead RGE connection that delivers 120/240V 1Pj-3W power. All outlets, interior/exterior lighting, power connections, teledata and emergency fixtures will be removed. The new service will consist of a 480/277 three phase, four wire configuration with a new main breaker. Coordination with RGE is required. New security, lighting, power, outlets and teledata will be provided to the space, as well as new power distribution to all mechanical equipment. The Carbon Neutral portion of the work includes a solar panel array on the roof of the building, bi-directional meter, racking inverter and accessories. All solar work must be completed by a NY Sun certified subcontractor.
